My folks bought a beautiful house out there, in a gorgeous street. Lots of lovely parks and convienent shopping etc.

But - it was just toooooooooooooooo far. Its a monotonous drive. The public transport system is woeful, and they quite honestly found it isolating. Visits from family and friends increasingly becoming few and far between.

So they sold and bought a late 80s home but in a great spot (walking distance to shops and train, nice street) in Bassendean for the same price range. The block is huge so they are growing a vegie garden, and they have an awesome outdoor patio entertaining area (block size in Ellenbrook by comparison is quite small).

And they are so much happier. And so am I.

But at the end of the day it is what you can afford vs convienence, lifestyle etc. Most people move homes every few years at any rate so its not like you necessarily will stay there forever. If you work, have family/friends out that way too, it wouldn't be an issue at all. But if thats not the case, I'd look at something closer to the rail network as with petrol prices on the rise, it will be a safe bet that so will your property value.
