Should I be a C**t or should I be nice

    Long story shortish

Had patio erected 2 years ago (without permit) so now I have had an engineer through to certify the structure so i cam get it council approved and he has noticed 3 pretty simple and stupid items(which I don't have time to do myself) which were on the original plan I handed the builder when he built the bloody thing

This guy is unreliable and didn't show up the other day to inspect the job (didn't even call and say he wasn't coming) so after countless attempts to get a hold of him finally did and had him come out that afternoon.

Now he wants 250 bucks to come back and fix his F**k up. I told him that all the work SHOULD have been done when he first put it up and he replied with ok $200. Pissed off I said whatever (I need it approved ASAP as I'm selling and need it in before settlement.

And since it's petty shit no one wants to come and do the job and I'm not home to get it done myself

Should I pay this guy anything since its his original stuff up that has resulted in me stressed out losing sleep and rushing around trying to get this thing approved. And damn near wasting my time. Not to mention his reliability

    Thoughts please guys

At this stage he is due tomorrow to fix it IF HE SHOWS UP which I'm still away for so he is expecting money wired to him after the job

also some handy info building commission has told me a builder is liable for complaints against workmanship for 6years
And it only costs 100 bucks for a complaint.

Get him to do it. Don't pay. When he asks for money tell him you'll pay and complain to commission, or no pay no complaint.

pay him the 200 after the work and after you're satisfied and be done with it.

there will be enough BS with trying to sell your place without getting wound up over that muppet.

By what you said in your first post, you have already agreed to pay him $200 to do the work, so not paying him anything might be a tad hard. Unless you tell him that he gets paid in two years, which is how long it took for him to finish the original job.
Go soothingly on the grease mud, as there lurks the skid demon! Press the brake foot as you roll around the corners, and save the collapse and tie up.

to be honest, I would just pay it and put it behind me. Let him know that he is a sub-standard builder, just for the kick (obviously after he is finished the work)

    What Dubs said.
If you are trying to sell the house, just pay him, so its done,
bag him out (not on PS so he doesn't get any more work.
You don't need the extra headaches at the moment.

House is already sold guys and that's the reason for the extra stress with it ,
since he has been missing appointments and now the days are getting shorter since settlement is on the 2nd

Sorry to go OT, but it looks like I missed some hot goss: aside from Something Awesome crossing WAPOL of his party invite list, how was he a cunt to them? This is relevant to my interests as I have presently him near the top of my 'Never a Cunt' list.

hammerhead: would making any kind of formal complaint (assuming that is even worth your time) draw attention to the fact that you purposefully disgregarded permit laws back in the day? I have no idea how big a deal that is - if any - just putting it out there for consideration.

A formal complain costs 100 bucks and the building commissioner can actually force the guy to fix it at his own cost or pay someone else to finish the job as well
And a big cross on his businesses name

If he is a registered builder it's his responsibility to ensure building licenses are obtained if required. If he built it whilst knowing full well there was no BL then he'll be in trouble with BRB.
