    SWTK: Private Home Sales

    Hi all, I'd like to find out a few things:


    1) Have you ever sold your home/property privately?
    2) Where did you find your info regarding documents, processes and requirements from?
    3) Was learning about all the documents and legal requirements a hassle, or was it relatively straightforward?
    4) Where did you advertise your property?
    5) Do you think it was worthwhile (instead of a real-estate agent) and would you do it again?


    and maybe for the rest of you: Does the fact that a house is a private sale turn you off inspecting/considering it as a purchase? If so, why?

    1) Yes. Sold once, purchased twice ...one more legit than the other.

    Purchased a unit of my girlfriend, so there was less stress /pressures the first time.
    Second time I sold a (different) unit of ours.
    Recently purchased land and did my own settlement again.

    2) Family members who had done their own settlement before, the internet and phone. (calling water corp/landgate etc)
    3) Was a bit of a hassle - but not worth the $10K+ to the realestate agent plus $2K(?) for the settlement agent
    4) The West Australian - Sat paper. Got one call but they never turned up to take a look. I got lucky and a passing person who was late to a different home open asked me my opinion on the area -and I mentioned we had a unit for sale nearby.
    They bought it after looking at it. All very hassle free.

    5) Yes as in our cases it was relatively easy. I would probably do it again, but if it got complex - I might not think so afterwards. Never know until I get there I guess!

    Sold my first house privately.
    Picked up a sale document from a real estate agency and handed it all over to a settlement agency.

    On the day I sold the house the market was at it's peak and I was the only house in the area for sale.

    It recently went back on the market. $19k more than what I had sold it for five years ago.
    It is still on the market...

    Chuck an add in the paper and see what happens.

    put a $10 add in the paper (forgot to put the address in) got heaps of calls, stuck a box on the car with forsale and an arrow at the same time a unit accross the road was open by an estate agent.
    Got the docs from the post office, sold in 24 hours for more than what the agent advised. Used a settlement agency to avoid any nasties. Easy peasy even with additional papers for strata unit etc etc.

    Wots the worst........ you dont sell it or it gets too hard ...... then use an agent. By doing it yourself you have more play with what you will and wont take considering you dont take into account Agents fees.

    In process of, REIWA (non-real estate agent) forms for Offer and Acceptance then kick it to the Conveyancer/settlement agent. Done.

    Interesting, this is very similar to what I have been looking at starting up... a few minor differences but still, mainly along those lines.
    Seems to be very few competitors in the space, but really need to be able to get the property listed on the big real estate websites.
