    Any property managers here?

    My story:
    26
    regular contract income
    Been in my house since sept 02 (same place)
    Credit report looks ugly (two defaulted loans (since settled) one utility(paying it off *stupid $1200 phone bill for not paying attention*)
    Got in arrears a couple of times with rent, never too bad, just three times in total, got two weeks behind each time

    Friends Story:
    26
    Been in Scottland for 3.5 years
    never rented
    regular work and also suplememnt money from parents

    Based on the above, how hard is it going to be to find a place to rent?

    I'm not a property manager, but given your friend's record, would it not be better to have the lease in his name and him sub-let to you?

    Or can you not be trusted to pay on time?

    nah im trusted, but i'd rather it be in both our names, so would my friend i think. rent is the one thing i've always prioritised, its th most important expense.

    if it becomes an issue, tell the rental agent that your happy to get your dad/mum to guarantee the lease.

    FOI only applies to government agencies; the National Tenancy Database is maintained by the property management / real estate industry (REIWA etc.).

    all sorted this was a lot less difficult then i originally thought. no credit check = much simpler. my rent history rocks, my credit history notso much.
