Ellenbrook - is it really that far out?

Do you think that Ellenbrook is too far out of the usual 'metro' area?

Considering selling up and buying in a newer, nicer and quieter street - and moving that 'far out' is about all that is realistically affordable without having to work 24/7. But if it means adding 20 mins to the usual drive home that'd suck.

sometimes maps are nice to look at.
They usually have green on them and words.
and even a scale!

My folks bought a beautiful house out there, in a gorgeous street. Lots of lovely parks and convienent shopping etc.

But - it was just toooooooooooooooo far. Its a monotonous drive. The public transport system is woeful, and they quite honestly found it isolating. Visits from family and friends increasingly becoming few and far between.

So they sold and bought a late 80s home but in a great spot (walking distance to shops and train, nice street) in Bassendean for the same price range. The block is huge so they are growing a vegie garden, and they have an awesome outdoor patio entertaining area (block size in Ellenbrook by comparison is quite small).

And they are so much happier. And so am I.

But at the end of the day it is what you can afford vs convienence, lifestyle etc. Most people move homes every few years at any rate so its not like you necessarily will stay there forever. If you work, have family/friends out that way too, it wouldn't be an issue at all. But if thats not the case, I'd look at something closer to the rail network as with petrol prices on the rise, it will be a safe bet that so will your property value.

My 2c.

20 mins to Midland,
15 mins to Morley
30-40 Mins to CBD

I think its nice, swan valley is so close for weekend lunches etc... I prefer the quiet streets and the friendly people!

Have found out that there are actually quite a few PSBers living in Ellenbrook so plenty of riding buddies too

I live in Aveley (next door to Ellenbrook). I used to live In Kelmscott and in reality its just as far away from everything was from there. 25 min from Perth at night, 20-25 min to Welshpool. The roads leading in and out of it are long and straight - which does leave the impression that it is far away, even though it only takes 5 min to drive down them.

When I bought I had a choice of - Near Kwinana, Past Wanneroo, Aveley or Armadale. I am still happy with my choice.

My missus thought the same thing when we brought 5 years ago.

She now loves it and when we build our next home it will be in Ellenbrook.

I have heard good and bad - luckily I dont need the bus but a decent shopping centre closer than Morley would be good and eventually it will happen. When we have littlies it will be good for schools and parks - and also a house that is big enough. Currently we live on busy main drag, have had the natives trying to rip plants out of front yard, the house is really small and its needing lots of maintenance- but yes a $25 taxi (providing I don't throw up!) from town is great but kids are on the menu soon so not too worried. My family in Carramar so always be miles from them anyway.

Ellenbrook can only get old now and from what ive seen you get very little land. plus maybe 10 bucks worth of fuel a day in a car. ( if you drive to the city)

I have 967 in bedford 7km form the city on sub-dividable land near within 2 km of a major school shopping centre and arterial routes.


As lolly said bassendean has heaps of land, sure there are a few undesirables there and its a little dodgy cos of the train line but they will be pushed out eventually. You should consider that fuel will start becoming a big issue soon so people wont want to travel. Ie inner city will go up .
Why buy in Ellenbrook when it cost almost as much as Bedford? safer suberb? maybe slightly.

My motto is always buy land cause land values, houses devalue.
