It's only one small section of Gnangara Rd, from West Swan to the Big roundabout that's now 70km, but you can get there from other roads, Alexander, Reid, Lord or Roe, Reid, Lord or Reid, Lord, only peeps that work over Wanneroo way would use Gnangara all the way

No you cant but can you get a new house built in ellenbrook which has subdivideable land worth 300K? In swan valley you can but not in ellenbrook. So I could have 400m with a house for 260k if I sold that.

Its just better value, I mean if its lifetyle you want and your work out that way then Im not gonna say ellenbrook is no good Im just saying in terms of investment ellenbrook is only gonna get old, and will only grow in average amounts in terms of investment.

I have a house being finished there soon in the malvern springs estate as a rental/investment. Seems ok out there. Just hate making site visits as nearly every time there's a fucking tec screw hidden in the shit on the road.

Oh building new can be a lot cheaper to do as it's usually in a newly established suburb.

No way could we put up with building process - nobody would let us rent with our dogs for a start. But just be good to have a house that doesn't require endless time and money spent on it to make it comfortable and can see something good all our working life is going towards. Decisions decisions.

Times aren't that bad because as people said there are so many long straight roads before you hit civillisation, but time is one thing distance is the other. Think cost of fuel....

I imagine it would be freaking hot there in summer without a sea breaze, and out of curiosity, being semi rural what are the flies like in summer?

my sister lives there. not hot in summer, quite nice, no issues with flies.

the thing is, ellenbrook is closer to the CBD than most other "housing estates" like all the ones up north (brighton, etc) or south (aubin grove/baldivis). it's just because it's not by the coast people think it's miles away.

plus the 5-10min drive thru the park area next to whiteman makes it "feel" like it's in the bush.

it took me usally 40 mins from caversham to west perth down guildford road and through the tunnel in major peak hour.
Ellenbrook is a bit further up west swan road but straight down ?lord/loyde? street would make it close to the same time.

BTW this was in the cage too

be about right. i housesat there, and from ellenbrook to nedlands (coming thru perth, not around) took max 40mins at 8am.

Aparently the EPA were never intending to approve the Ellenbrook development because its in an Ozone sink or something. So if your kids are playing outside make sure they cover up and wear plenty of sunscreen.
