    I just want to pass onto other PSB'rs that if they are considering selling their house try an Auction.

    We have just endured 4 weeks of home opens and we had our auction today.

    We picked a highish reserve as we were optimistic. The real estate agent said we wouldn't achieve our reserve based on the feedback. To cut a long story short we got $35K over reserve and we are both stoked. Our first bid was our reserve so we were happy from the start. The auctioneer was great.

    The advantages are 1. Quick Settlement 30 days after Auction
    2. Unconditional Offer No subject to
    3. Whole campaign alot quicker

    If anyone wants to know which agents we used I'll happily PM them.

    generally speaking, in times like these, you are better off with a normal "offer and acceptance" type contract rather than a auction. Sure auction is the go in the booming market we had not so long ago, but in slower times, regular sale will be the way to go.

    The Market has definitely changed we had 38 groups through for the whole 4 week campaign which we were disappointed with.
    We had 3 offers before the auction which were well under the value ie 20% down on the reserve price.
    I will consider an auction in future sales as the house I usually buy have points of difference ie the house we just sold had a loft which was rather large, we had a family stay with us ie 2 adults and 2 kids and we just threw them upstairs. The house we have just purchased has 4 carports, wasn&#39;t a huge thing for me but someone else out there would find it awesome and hopefully he&#39;ll be at the auction when we sell it.

    We chose an auction for the main reason we made a huge real estate boo boo we bought a house before we sold ours. We didn&#39;t want bridging finance as the debt would of been huge ie two loans. Auction gives you results (usually) and quickly.

    There was a write up in the Sunday times about auctions, I believe they will get bigger sooner. One other point if you do choose an auction make sure you don&#39;t pay a huge selling fee to the rep as the rep is guaranteed all the commission as another agent can&#39;t sell it unless it gets passed in.
