For council stuff never accept “no”, argue your point in person...

I was told my garage wouldn’t be approved...

I didn’t take no for an answer and asked to see someone higher up...

I spoke to them and asked questions and gave them possible solutions, solutions that suited me...

Got what I wanted in the end...

My driveway we did a bit of give and take and came to an agreement that we could both live with...

My mate, after two years of arguing about a fence he put up which he refused to take down...

The council came round one day and asked what were the chances of him removing it, “None”...

    They conceded and approved it...

I have put a new fence years ago...When I rang council they asked for a $100 application fee. I walked out and got a contractor to put up the fence. Never heard anything from council. I put 6x3 shed in the far corner of my block and never asked anyone. Fuck'em I said
So far, 9 years later nothing....

I know a lot of people build structures on their land without any council approval. Anyone here with experience and some good advice? Anyone ever fined by the council?
I don't know where to get an approved design from for my car port which I could send to the council. How much do I really save doing it cheap and dirty?

I have seen quite a few made from 100×100×3 shs fabricated into portal trusses usually three are required for a carport and pine purlins are used to attach the colorbond roof sheets to, i have made a few for people and the plans for the council are pretty simple.
They usually dynabolt to a reinforced 100 mm concrete slab, the cost of the carport minus the slab usually puts you back under $1500.00 pm me and i will give you some details on how to make one.

Whatever you build just build it properly. That way if they ever want to inspect it, it will pass and then you can pay the fees to get it lodged.

You should see the shanty town extension my African neighbours have constructed onto the back of their house. Not a problem at all until they want to sell the place.

Good luck when it comes time to sell. The $100 might seem like a bargain in hindsight.

AFAIK it's the contractors job to get approvals if they are doing work that requires it

    Nope.

You see a situation where a third party is legally allowed to make changes to your property without your authorisation?

If you have a structure that isn't council approved and want to sell your property you've got work and expense ahead of you. Engaging structural engineers by the hour (such as Structerre) and trying to get the council to review and approve your retrospective application quickly in order to not-lose a potential buyer is balls.

Never said it was without authorisation! What I was getting at was that anytime over the last 30+ years I've had any structures built the builder of said structure has had the plans and gotten the approvals done before installation That includes 2 sheds and a granny flat on my parents place and the shed on mine

The only reason I went to council for my shed was I was initially going to get a kit and install it myself rather than pay someone a fortune to do it
As it was I got it done through a mate at "mates rates" whos family did roof plumbing

IF it was the case of a shed etc I'd rather pull it down and take it with me than give the cunts on the council money Not that it matters to me as I don't intend to sell and move till I retire anyway

Para045 your situation sounds a bit different to the others. If you're dealing with structures over a certain dollar amount (that I can't remember) then a person with a building licensed needs to be involved. Different to a fence or shed where unskilled or semi-skilled people can perform the work.

    It's above $20k or $25k, can't remember which...

    That's when you lie...

You can do things like build your garage without a garage door to keep the price down, then fit a garage door afterwards as you don't need a permit to fit the door...
